From now on, the depreciation applied during the holding period will be <\/span><strong style=\"font-size: 16px; color: var(--ast-global-color-3);\">deducted from the initial purchase price<\/strong><span style=\"font-size: 16px; color: var(--ast-global-color-3);\"> to recalculate the taxable capital gain. This automatically leads to a <\/span><strong style=\"font-size: 16px; color: var(--ast-global-color-3);\">increase in capital gains tax<\/strong><span style=\"font-size: 16px; color: var(--ast-global-color-3);\">This will reduce the tax advantage available to investors.<\/span><\/p><p>\ud83d\udd39 <em>Example:<\/em> An owner who has purchased a property <strong>190 000 \u20ac<\/strong>with <strong>50,000 depreciation<\/strong> over 10 years, and resells the property <strong>250 000 \u20ac<\/strong>. Before the reform, the taxable capital gain was <strong>60 000 \u20ac<\/strong>. From <strong>1st April 2025<\/strong>the <strong>Zero rate loan (PTZ)<\/strong>aimed at low- and middle-income households, will now be accessible to <strong>in all communes<\/strong>regardless of zoning.<\/p><p>Another major change is the possibility of using the PTZ to <strong>building a new house<\/strong>which was previously excluded from the
