Good news that could boost the value of your property
From 1st January 2026a major reform will modify the Energy Performance Diagnostic (DPE)This is the famous document that now accompanies every sale or letting. And if your home is heated by electricityIf you're looking to improve your environmental performance, you've got a lot to celebrate: your ECD rating could be improve automaticallywithout having to carry out any work!
Why the change?
Until now, the ECD was based on a primary energy coefficient for electricity set at 2,3. This figure was considered too high, and often penalised homes heated with electricity - even if they consumed little.
With the reform, this coefficient increases to 1,9. An update that more accurately reflects the reality of the French energy mix, which is largely made up of low-carbon electricity (nuclear, renewable energies).
Tangible impact for millions of homes
This change will not be trivial. It will have an impact on around 7 million homes across France:
- 91 % of the properties concerned are heated by electricity
- 850,000 homes today rated F or G (the famous heating flats) will change category
- A classified dwelling E could switch to Dan F to E... or even a G to F
- The small areas (studios, T1...) will be the big winners
